Policies
Cancellation Policy for Overnight Guests:
Please be advised that any cancellations made up to seven or more days before the arrival date will be subject to a charge of $50 from the deposit. Any cancellations made less than seven days before the arrival date will not be eligible for a refund: reservation becomes non-cancellable / non-refundable.
- Whole-Inn Cancellation: If you have reserved all five suites, you must give a minimum of 30 days notice to get a refund of your deposit less the cancellation fee. There is a $50 cancellation fee/per suite, for all cancellations or changes. If cancellation is made less than 30 days in advance, you are responsible for the cost of the entire stay and any balance will be charged to your credit card immediately. This does apply even if the reservation is made less than 14 days prior to the first nights stay.
- Package Cancellation:Packages must be canceled at least seven (7) days before arrival date or you are responsible for the full reservation amount.
General Policies:
- Occupants: Sleeps up to two adults in each suite. No children are allowed.
- Kennel: We are not a pet friendly!
- Hilltop Manor is NOT responsible for: Any allergic reactions to foods or soaps. Please let us know in advance if you are sensitive to any foods so that the meal can be customized to fit your needs. Loss of any money or valuables or any injury or damage to any persons or their property.
- Smoking:To preserve the beauty of Hilltop Manor’s interior we have a smoke and tobacco free environment. If this rule is disregarded there will be a $500 cleaning fee charged to the credit card on file. You will also be required to leave the inn immediately and pay for your entire scheduled stay. Smoking is allowed outside of the house.
- Damages: Any damages to Hilltop Manor or the items on the premises will be automatically charged to your credit card.

Sycamore Suite (Rate: $299 – $399 Location – update)
Perfect for your honeymoon, engagement celebration, special birthdays, an anniversary, or that all important wedding night, the Sycamore suite offers a romantic Hot Springs getaway. There is no better way to begin your new adventure together than in the Sycamore Suite. Its two-person JACUZZI® jetted is tucked into the inglenook with historic stone fireplace that has easy to use gas logs. Gaze at the flames of the fire, or the romantic chandelier overhead and dream about what the future holds for your life ahead. After your soak, slip into the room’s plush robes and ensconce yourselves in the decadent 1,000 thread-count sheets on this room’s comfortable king-sized bed.
After a peaceful rest, savor a homemade, fully-plated breakfast at the suite’s bistro table while gazing out at the sycamore in the yard for which the suite was named. We also serve breakfast on the front porch which overlooks the waterfall, or you could enjoy the dining room with its antique lighting; the choice is always yours.
The room’s separate shower is unique with its combination of ceramic tile and 100+ year-old stone; it also features body jets to soothe aching muscles. Don’t want to go out on the town? Stay in and watch a romantic movie on the 40” flat-screen television. This suite, located on the main level, also has complimentary Wi-Fi, a mini fridge, microwave, hair dryer, and iron & ironing board available for your convenience.

Magnolia Suite – Queen (Rate $199 – $299)
Relax and unwind during your Hot Springs, Arkansas vacation. The cozy Magnolia Suite features the sound of a babbling waterfall just outside the window to lull you to sleep, or into a peaceful state of well-being.
Wake from your night in the comfortable Queen-size bed with 1,000 thread-count sheets and assorted pillows to a breakfast in your suite at the bistro table, if you wish; or choose to enjoy breakfast in the dining room, or on the front porch overlooking the waterfall.
This suite features an oversized ceramic shower with a no-barrier entrance and hand-held, rainmaker shower heads to create a relaxing experience. Put on a fluffy robe and enjoy the views out of your windows, which keep the suite bright and overlook the front yard with mature magnolias and a three-tiered waterfall, or perhaps a movie on your flat-screen television is more to your liking.
Feel free to adjust the temperature to your comfort since this suite has a separate thermostat. Complimentary Wi-Fi, hairdryer, iron & ironing board, DVD player, mini fridge, and microwave are all available for your convenience. This main-level suite is handicapped accessible.

This stately main-level, Oak Suite with its two-person JACUZZI® jetted tub and unparalleled features offers a relaxing Hot Springs, Arkansas escape. This deluxe suite was created for the king of the manor over 100 years ago, and is updated with the modern conveniences of today.
The Oak Suite boasts original hardwood floors, and is appointed with rich gold and royal maroons (there are no lace doilies here). The room is kept naturally bright with the row of windows above the king-size sleigh bed.
Mood lighting sets the tone for your evening soak before you wrap up in one of the room’s robes and enjoy the glow of the fireplace.
